The Verge super structure provides the flexible inner space as units demising walls, exterior walls, and balconies, are not limited to a fixed structure of massive shear walls. The units can be 810 or 1215 or 1620 respectively, or multiples with 4, 6, or 8 feet cantilevered balconies. There are 63 loft units from the second level to the sixth with four wings, and three atrium courtyards. Additional articulation is created with the 16 feet of stagger from the truss system. The Verge building also steps from level to level to mitigate the canyon effect to the adjacent neighborhood and provides terraced rooftop landscaping. Each unit has a view inward or outward to celebrate the urban life style. Separating the living and commercial zones, is a multi-story sub terrain parking garage with the first two ventilated split levels for the commercial zone and the full sub terrain level gated, with security for the residential units.

Verge Las Vegas exposed structural steel columns and trusses are covered with a ceramic thin coating, providing three hour fire rating, and insulation, also allowing for detailed profiling of steel, glass and wall elements. The glass and IFIS curtain wall system provides an airy and light appearance. The cantilevered balconies and rooftop terraces adds to the spatial articulation of the exterior and creates the openness and sense of scale to the interior courtyards. The designs of the units exhibit the flexible treatment of the inner space. The use of prefabrication and standardization of materials brings reality to an open, sun-lit and airy living space with floor to ceiling views of Downtown Las Vegas, The Strip, the valley, surrounding mountains and atrium courtyards. The stainless steel, polished copper and granite modular cabinetry, full height doors, rectilinear soffits, and cantilevered vanities are accented with optional interior walls that transform from opaque to transparent surfaces. The open space from the entry, bedroom and living space enhance urban living experience. The cantilevered balconies project 4, 6 and 8 feet randomly, affording suspended views of the courtyards and exterior environs. Verge loft stairs, with thin cable supports and lexan railing, leads to the cantilevered true lofts.

Verge Las Vegas recreational space includes a ten thousand square-foot fitness facility, with two indoor racquetball courts, men's and women's saunas, steam rooms, and locker rooms. Finally, separate individual suite offices will be available as an option with select residences.

Downtown features include Fremont Street Experience, Municipal Pool, Library, Museums and Senior Citizen Center with Cashman Field and Convention Center in close proximity. Las Vegas Downtown area is also on the Verge of a rebirth to a vibrant urban center.
